Multimillion-pound development will grow up around the US Embassy building

Irish developer Ballymore has revealed plans for its ambitious development project on the south bank in Nine Elms. With the 500,000 sq ft US Embassy building as a focal point, the 2.5m sq ft Ballymore scheme will consist of nine plots developed in two phases.

Ballymore will be seeking interest from banks and institutional investors to help with funding to regenerate the land it owns on the south side of Nine Elms Lane between the Royal Mail site and the New Covent Garden Flower Market. It hopes that completion of phase one will coincide with the planned opening of the US embassy building in 2016. The western end of the site close to Battersea Power Station is already being cleared ready for construction to begin, development will then move eastwards.

The US government purchased their 4.5 acre plot from Ballymore for £90m and in February selected architect Kieran Timberlake’s innovative design, which aims to be one of the greenest buildings ever built in the UK. The “glass cube” will have several security enhancements including bomb-proof glazing.

Ballymore hopes and expects that with such a prestigious landmark building at the heart of its development, other occupiers will be encouraged to move in to the area which has already been dubbed “Embassy Quarters”.
The released plans are for a 180,000 sq ft office building and between 1,500 and 2,000 homes. There is also the potential to add an extra 500,000 sq ft of offices plus retail, leisure and community facilities.
