Estates Manager

London - Southern England


The Post Office has a diverse retail property portfolio and a need for an Estates Manager to cover the South has arisen based from clients' London HQ.

As the Estates Manager South you will be fully accountable for the management of all of the Post Office southern retail portfolio including Acquisitions and Disposals. Reporting to the Head of Property in London, you will ensure the provision of an optimal fit for purpose property estate that will facilitate the achievement of Post Office business goals. You must ensure that the estate is managed efficiently in order to maximise financial and operational effectiveness.

You will be fully responsible for Property budgets including rents/ service charges payable/ receivable, and rates of c £15m pa, acquisition and disposal fee budgets and related Capex & Opex c£5m. pa. Outsource and other 3rd party fees of c£750k pa. The role requires you to be heavily involved in ensuring the appropriate management of Post Office portfolio (South), including adherence to relevant legislative and regulatory standards, You will be required to build strong working relationships with other lead team members within Post Office Property, external consultants/ suppliers, finance teams and procurement, amongst others.

You will be an Estates Manager with strong commercial acumen. You must be based, or prepared to live within easy commuting distance of London to be considered. As an individual you will be an exceptional people person with strong influencing and negotiating skills and someone who delivers results by building and developing great relationships with individuals from all backgrounds and disciplines. The role reports into the Head of Property.

The following are required in order to be considered for this role:

• Professional qualification in Estates surveying - RICS or equivalent

• Ability to implement change through consultation, negotiation and structured planning

• Ability to manage and deploy a budget or raise revenue to achieve business targets

• Ability to maximise resource utilisation

• Client side multi-site retail experience

• Ability to manage external consultants/suppliers

• Extensive expertise & knowledge in a property surveying discipline, more focused on the occupier side

• Ability to travel with overnight stays away from home as required.

• Understanding of basic computer packages, Word, Lotus Notes and Excel and familiarity in working with correspondence and electronic filing cabinets.

In general the Post Office outsources the majority of its non-core business activity, like IT and Property, and although this will remain the dominant business strategy going forward, re-centralising the property portfolio will be a key focus with this role.

Maybe this is why POL have offered NOTHING for counter staff so far in the pay talks!!!! :evil/mad :no no

So that's why the Main Woking BO building has stood empty with no-one renting or selling it for 2 years (on may 14)
There has been no estates manager to sort it out :arrrghhh
(we were told our building was worth sooo much, it had to be sold - we had to be made redundant!
obviously something went wrong (again) :crazy:
