International retail giant Amazon has confirmed a massive warehouse just outside Kettering is one of their newest locations.
For more than a year construction has seen the 956,043 sq ft Unit 04 rise from the fields at Symmetry Park located close to Isham, just off Junction 9 of the A14.

The third mega shed to be built off the A509 between Kettering and Wellingborough, until now, Amazon had not confirmed their interest despite locals calling it ‘The Amazon Warehouse’.

A spokesman for Amazon UK said: “I can confirm it is an Amazon location and look forward to sharing more details in the near future.”

Symmetry Park Kettering spans 136 acres and has planning permission for 2.3 million sq ft of logistics space.

Covering an area of 23 acres, ‘Unit 04’ is being built by Tritax Big Box, experts in UK logistics real estate – the sheds housing sausage roll giant Greggs (Unit 03) and Iron Mountain (Unit 02), a US-based data centre storage provider.

First reported by online US news outlet CRE Daily in December they said the Kettering site would be Amazon’s ‘latest addition to its portfolio of UK hubs’.

In April 2025, a major new Amazon building, the size of seven football pitches and worth £500m in investment was announced for Northampton located at the SEGRO Logistics Park just off Junction 15 of the M1.

Northamptonshire is in the ‘Golden Triangle’ for logistics with the Isham site alongside the A14 a ‘Trans-European’ freight route linking to the UK motorway and trunk road network.

The total internal area of the unit, excluding car parking and external infrastructure, will be 88,819sq m or 21 acres – just over 10 football pitches.

A total of 750 car parking spaces are planned, with 77 of those for EVs. HGVs will have 403 spaces, motorbikes 35 and there will be space for 190 cycles

Bakery chain Greggs is set to create a huge national distribution centre at the site overlooking Burton Latimer’s Weetabix factory with the 414,353 sq ft unit, operational by the first half of 2027.

Currently, Iron Mountain are the sole occupiers of the vast site, in the smallest warehouse of 315,815 sq ft.

When plans for Symmetry Park were first announced Isham residents, who have fought for a bypass for decades, campaigned against them and said they would cause even more traffic misery.

The now-defunct Kettering Borough Council initially agreed with them and refused the bid, only to back down when an appeal was launched because they felt they had no chance of defending their decision.


In 2019 protesters lined the A509 to rally against a second controversial application – largely unchanged from the first – and reacted with fury when the council’s planning committee approved it.

Since planning permission was granted a stretch of road from the A14/A509 junction to the warehouse park has been turned into a dual carriageway.

Iron Mountain – that occupies Unit 02 on the site agreed a 15-year lease in 2025.
