Royal Mail takes largest unit at next phase of Omega - Warrington

Royal Mail has agreed a pre-let for a 346,000 sq ft unit at the next phase of Omega Warrington, due to complete construction later this year, at a new headline rent understood to be £6.25/sq ft.

Mountpark Logistics is forward-funding the development at Omega South, which features 750,000 sq ft of warehouses across three units, and Royal Mail is understood to have signed a deal to take the largest, totalling 346,000 sq ft.

Two other units of 137,000 sq ft and 97,000 sq ft are also being delivered, with construction due to complete in November 2018. A fourth unit, totalling 184,000 sq ft, also has planning consent and will follow as a second phase.

Royal Mail, advised by CBRE, is understood to be close to agreeing a rent of £6.25/sq ft, which would set a new headline rent for big sheds in the region, although Royal Mail declined to confirm details.

Omega Warrington Ltd is carrying out construction work at the site, and a reserved matters planning application was given the go-ahead in January this year.

Mountpark Logistics EU Sarl is developer for the site, which is a joint venture between Mountpark Finco and USAA Realco.

The unit will act as an additional base for Royal Mail, which also has a facility just off Junction 21a of the M6, as well as a smaller facility as part of the first phase of Omega.

Other occupiers in the first phase include Amazon, the Hut Group, Asda, and Dominos.

JLL and CBRE are the retained agents for the second phase of Omega. CBRE was approached for comment. JLL declined to comment.

Surprised nobody from WA has commented on this.
What is the intended purpose? Doubt they would pay rent all year round for an Xmas Outhouse/PSC.

I suspect it will probably be to replace the North West RDC, which includes a Vehicle Operating Centre and Walk Bundling Centre. It’s the one referred to in the article.

If so, it brings it closer to WA MC. Closer to the motorway junction, but the next junction along (further away from M6). Also further from the Rail Terminal.
