Royal Mail Estates has secured full planning consent for the redevelopment of its delivery office site next to East Croydon station.

The planning consent grants permission for the demolition of the existing building to make way for three new buildings ranging from 8-21 storeys in height.

These will provide 201 residential apartments with a 20,000 sq ft retail unit on the ground floor.

Under the programme plan drawn up by Rail Mail’s construction adviser Mace, demolition work will start towards the end of this year for a building work start at the beginning of next year. But the programme may now be advanced as Royal Mail is due to quit the site in the Spring.

The scheme on Addiscombe Road is designed by architects Allies and Morrison. The apartments will be arranged in three linked buildings around the central communal courtyard garden.

The delivery office is directly adjacent to East Croydon train station with links to Central London and the south.

The scheme will provide 15 per cent affordable dwellings and 85% private. It sits within the Croydon Opportunity Area.

Advised by Deloitte Real Estate’s planning team, partner Mark Underwood said: “Croydon is fast becoming a focus of new investment specifically with retail and residential.”

This is a great example of change of use, providing high quality new homes in a key gateway location.”

The existing Royal Mail delivery office will relocate within the Borough in early 2014.
